• Up to 2 well-behaved, house-trained pets allowed if included on reservation, leashed outdoors, crated when alone, and kept off beds and furniture. Guests are responsible for all cleanup.
• Starter cleaning and paper goods provided. Please bring firewood and additional supplies as needed.
• Driveway plowed and front steps shoveled for storms over 2". Town plows road on their schedule. 4WD recommended in winter. While our team works hard to keep things clear, we appreciate patience with any travel challenges that come with enjoying everything the mountains offer in the winter!
• Private dirt road cannot accommodate large trucks or buses.
• Main level bedrooms and bunk room are air conditioned. In-law bedroom has window AC. Lower level typically stays cool but is not air conditioned.
• Travel insurance strongly recommended. We must follow cancellation policy and cannot refund for weather, outages, illness, or events outside our control.
• Messaging support available 9am to 5pm via platform. For emergencies, dial 911.
• We are not able to accommodate events or guests beyond the maximum capacity of 24 people including children at any time.
• No smoking, vaping, fireworks or candles anywhere on the property
• Any trash left behind must be limited to what can fit in bins provided. We wish we could offer recycling services, but since they’re limited in the area, we know the planet will thank you if you have the ability to bring it with you. Bins are available for those who would like to sort and bring recycling with them.
• Note that we love to host families and kids but can't ensure childproofing so please take necessary precautions to ensure safety for your family.
• Assumption of Risk & Release of Liability: Guests assume all risks of injury or damage for themselves and their guests/invitees/minor children during their stay. This includes inherent risks associated with property features like bunk beds, fire pits, decks, balconies, and natural water features. Swimming/wading in the river is permitted at the Guest’s sole risk; natural waters contain hidden hazards and changing currents. No lifeguard or supervision is provided anywhere on the property, and the owner bears zero liability for water-related injuries or fatalities. This agreement binds the Guest’s heirs and representatives.
